During a boiler service, an engineer will visit your home and perform a series of safety and efficiency checks on your central heating system. Here are just a few reasons why you should get your boiler serviced each year: Safety
A boiler service gives the engineer the opportunity to identify safety issues such as a carbon monoxide leak. Carbon monoxide is an odourless and colourless gas which can quickly become a risk to life. Keep Heating Bills Low

It could be easy to put off getting your boiler serviced in the hope of saving yourself a bit of money, but in the long run, a boiler service will help keep your energy bills down and also spot a potential fault before it happens, saving you from a boiler breakdown and a hefty repair bill. Warranty
Your boiler will usually include a manufacturer’s warranty of between 1 – 12 years which means any faults that develop in that time will be repaired free of charge. However, this warranty is only valid as long as you get the boiler serviced by a Gas Safe engineer every year.

What are your landlord responsibilities for gas safety?

The Gas Safety (Installation and Use) Regulations 1998 outline your duties as a landlord to make sure all gas appliances, fittings, chimneys and flues are safe and working efficiently. If you’re letting a property with gas appliances installed, you’ve got three main legal responsibilities:
  1. Gas safety checks
To ensure your tenants’ safety, all gas appliances and flues need to undergo an annual gas safety check – and always by a Gas Safe registered engineer. Once this has been done, you’ll be given a Landlord Gas Safety Record or Gas Safety certificate with details of all the checks that were carried out. It can also be referred to as a CP12 certificate. You can arrange for a gas safety check to be carried out any time from 10-12 months after the last check, without affecting the original check expiry date. If it’s less than 10 or more than 12 months after the last check, you’ll end up with a new deadline date – 12 months from the most recent check. Appliances owned by your tenants aren’t your responsibility – although it’s still up to you to ensure the safety of any connecting flues, unless they’re solely connected to the tenants’ appliance.
  1. Gas Safety Record
Following the annual gas safety check and receipt of your Landlord Gas Safety Record, you’ll need to provide a record of this check to your tenants. By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the gas safety check – and for new tenants, you’ll need to provide this at the start of their tenancy. For rental periods of less than 28 days, just make sure you’ve clearly displayed a copy of your record within the property. You’ll need to keep copies of this gas safety check record until a further two checks have been carried out..
  1. Maintenance
You’ll need to make sure that all gas pipework, appliances, chimneys and flues are kept in safe condition. Check the gas appliances’ manufacturer guidelines to find out how often a service is recommended. If you haven’t got access to these, we’d recommend an annual service – unless your Gas Safe registered engineer suggests otherwise. Installation pipework isn’t covered by the annual gas safety check, but both we and the HSE recommend that when you request a safety check, you ask your Gas Safe registered engineer to:
  • Test for tightness on the whole gas system, including installation pipework
  • Visually examine the pipework (so far as is reasonably practicable)
There are no formal requirements for you to keep maintenance records, but you’ll need to be able to show that you have regularly maintained the pipework, appliances and flues and completed required repairs.

What is a CP12?

Gas safety records are frequently referred to as CP12 certificates. This name is a little bit out-of-date – CP12 is a shortening of CORGI Proforma 12 and dates back to when CORGI was the main UK body for gas safety matters. However, while gas engineers used to have to be CORGI-registered, this ceased being the case in 2009 in the UK and in 2010 in Guernsey and Northern Ireland, and the Gas Safe Register became the official registration body after this time.

What is a Landlords Gas Safety Certificate?

So other than their name, CP12s and Landlords’ Gas Safety Certificates are the same thing, and have the same requirements – they must be provided to existing tenants within 28 days of their completion, and to new tenants, before they move in. They will contain all the results of the annual gas safety checks and should be supplemented with records of any remedial action taken as a result of the checks.

Mastergas (Ed) fitted a thermostat for us, which I am glad we did, not only for the reason that mastergas advised us too as it would be beneficial both economically & financially but for the fact that we chose mastergas for the job. Whilst here the boiler was playing up which Ed (mastergas) had a look at, now not only do I have a house that is not too hot or too cold but perfect!
